- Represented the Daniels Lofts, LLC. Purchased the former Dave Cook and Gart Brothers building at 108 N. Tejon Street. The investment group re-purposed the property into two downtown Colorado Springs' first true loft development, consisting of two retail condominiums and six residential lofts. Kaiser represented the group on the leasing efforts of both retail spaces and for the re-sale of the two converted retail condominiums. Also, he has subsequently re-sold one of the same condominiums. The total value of the completed project was $3.2M.
- Represented the Carriage House Lofts, LLC. Purchased the former Fashion Bar ladies store located at 115 N. Tejon Street. At the time of the purchase the existing owner had started re-development into office space. Kaiser saw an opportunity for additional development similar to that of the Daniels Lofts. A new group was quickly formed to purchase and renovate the property into five residential lofts and two retail spaces. Jeff represented the group in the re-sale of the commercial condominium spaces on the first floor of the property. The total value of this investment was over $2.5M.
- Keeping a good thing going, Kaiser became aware of another nearby office building ideally suited for another loft conversion project and represented the Giddings Lofts, LLC in the purchase of the National Historic Register listed Giddings building at 101 N. Tejon Street. This 40,000 s.f. building was the 1898 former home of the Giddings Brothers & Co. dry goods store. It has already been converted to residential lofts and Jeff continues to represent the group in the leasing and releasing of the main-floor retail spaces. In addition, Kaiser located a successful local operator to renovate an aging restaurant in the basement. To resolve poor access and visibility, the agent and the owners devised a "subway-stlye" entrance from Kiowa street and the new business is currently thriving. An adjacent surface parking structure is currently being developed into a new four-story loft and retail project. Value $6M.
- Currently operated as a downtown office building, DeGraff Building, LLC was organized to hold for future re-development opportunity. Also a National Register Listed building, this property built in 1897 and dated back to the Cripple Creek gold rush boom days. The property enjoys a high occupancy rate hovering near 99% leased! Value $2.9M.
